We've been lucky enough to see our linen in some beautiful stays — Little Alby at Callala Beach in Jervis Bay, The Easton Maleny, and a number of styled homes through Evolve Property Styling in Sydney. Over that time we've learned a lot about what actually matters when you're choosing linen for a property rather than for yourself.
Here's what we'd tell any host or stylist starting out.
Guests notice the bed before anything else
A guest walks into the bedroom, and within about three seconds they've formed an opinion about how much care went into the property. The bed is doing almost all of that work. Not the artwork, not the coffee machine, the bed.
That's why bedding tends to appear in reviews out of proportion to what it cost. It's one of the few things a guest touches for eight uninterrupted hours.
Buy for the laundry cycle, not just the photos
This is the mistake we see most often. Beautiful bedding that can't survive a fast turnover becomes a problem within a season.
Linen is unusually well suited to short-stay properties for three practical reasons:
1. It doesn't need ironing. A relaxed finish is the point. Wash, line dry or tumble on low, make the bed. For anyone doing same-day changeovers, this alone is worth the investment.
2. It dries quickly. Flax releases moisture fast, which matters enormously when you're turning over several beds between a 10am checkout and a 2pm check-in.
3. It improves with washing. Most bedding looks its best on day one. Linen looks its best in year two. Frequent laundering, which destroys cheaper sheets, is exactly what softens linen.
Choose colours that hide a hard life
White looks beautiful in listing photos and is genuinely harder to maintain across dozens of guests. If you're going to run white, run it knowing you'll be replacing it more often.
Mid-tones are the practical compromise, and they photograph beautifully. [Sandstone is our most-requested colour for accommodation — it's warm, neutral, and forgiving. Olive Green is the choice at Little Alby, and works especially well in properties with timber, greenery or a bush outlook. For coastal stays, our blues and sea glass tones do a lot of the styling work for you.
A tip from the stylists we work with: keep the base linen neutral and do your seasonal or brand personality through cushions. Swapping four cushion covers is a much cheaper refresh than restyling every bed.
How many sets you actually need
The working rule among the hosts we speak to is three sets per bed: one on, one in the wash, one in the cupboard. Two is workable but leaves no margin for a stain or a delayed load. Four is comfortable if you have back-to-back bookings.

Beyond the bed itself, a few small things consistently earn a mention:

3. A properly set table. For self-catering stays, linen napkins and a tablecloth turn a kitchen into a place people want to eat rather than just reheat.
